Terms and Conditions
Jacksons Garden Supplies Limited reserve the right to cancel and fully refund any order for any reason including pricing errors, shipping cost errors, long term availability issues, discontinued products.
Our product specific terms and conditions differ depending on which building you have purchased. Please find below and read as necessary:
Wooden Garden Sheds, Summerhouses and Playhouses:
After ordering you will receive a copy of your order form via email. Please check the details of this thoroughly and also check the drawing to ensure the door position, door hinge side, window(s) position and roof slope direction are all as required. Approximately 10-14 days prior to your proposed installation date you will be contacted by the customer services department at the factory to agree an installation date. Two working days prior to your pre-agreed installation date you will be contacted again to advise you of an approximate delivery and installation time. Installation can take between 1 and 3 hours depending on size of shed, summerhouse or playhouse.
When the installers arrive, they will expect a perfectly flat, level, solid base ready to build your building on to. The base needs to be constructed of paving slabs, concrete or decking, the installers cannot build on grass, hard-core, soil or gravel. The base will also need to be at least the same size as your building or a bit larger. Please ensure the roof overhang of your new building has been accounted for when laying your base, ideally a gap of at least 12” (30cm) should be left between your base and any nearby fences, walls, trees or other buildings. If your base is deemed unsuitable by the installers but it is still possible to erect the building you will be asked to sign to acknowledge that the base is unsuitable and forego the guarantee. If your base is deemed unsuitable and it is not physically possible to erect the building, your building will be left on site. The installers will return to erect the building when the base has been made good, but this service is chargeable or you can erect the building yourself, there is no self-erect discount unless selected when purchasing.
Access to the base needs to be unrestricted so the installers can easily carry the building’s components to the base. The components of some larger sheds, most summerhouses and all 2-storey playhouses won’t fit through a standard height house door, garage or a covered side utility area. All of these larger buildings can be made specially to go through restricted height access at an additional cost. Access to base via side pathways (all outdoors) are generally OK if there are no height restrictions, if you have a side gate with a top brace above it, this will need to be temporarily removed (by the customer) for larger buildings. Please consider the size of the components that make up your building prior to ordering. If you need to know the largest component for a specific building, please email us. If the building gets delivered and the components cannot be carried to the base, the building will be taken back to the factory and altered to suit the access. This is a chargeable service.
As these buildings are made from timber, a natural product, there may be some movement (expansion and contraction) after installation – this is beyond our control. For factory-dipped and tanalised buildings we recommend these are treated within 3 months of fitting with a good quality timber treatment. For the factory spray painted buildings, these should not need completely re-coating for 3-4 years but will need some on-going maintenance of the knots. Painted buildings are sprayed with a Teknos high-build microporous paint after being dip treated. Every care is taken during the factory finishing process, however occasionally and due to specific circumstances beyond our control and softwood being a natural product, you may experience levels of discolouration and exudation, particularly on or around the margin of the knots. This manifests itself in a localised coating shade change or distortion (resin exudation and blistering). Please note, darker colours and high exposure to sunlight will exacerbate the situation. There is no ideal solution to the problem of resin exudation therefore we recommend that remedial work is best left for 9-12 months by which time resin mobility has normally settled and crystallised. After removing any crystallised resin using a soft wire brush or sandpaper these areas can be re-painted. A small tin of your chosen colour(s) is supplied as standard, larger tins of paint are available to purchase if you need more or when your building needs a complete re-coat.
Elite Garden Rooms:
After ordering you will receive a copy of your order form via email. Please check the details of this thoroughly and also check the drawing to ensure the door(s) and window(s) positions and roof slope direction are all as required. After a few weeks you will be contacted by the customer services department at the factory when you will be offered an installation date. Most Elite buildings can be installed within 1-2 days, occasionally longer for larger buildings. You will be advised of an approximate build time during your booking-in phone call.

The base will also need to be at least the same size as your building or a bit larger. Please ensure the roof overhang of your new building has been accounted for when laying your base, ideally a gap of 12” (30cm) should be left between your base and any nearby fences, walls, trees or other buildings. If your base is deemed unsuitable by the installers but it is still possible to erect the building you will be asked to sign to acknowledge that the base is unsuitable and forego the guarantee. If your base is deemed unsuitable and it is not physically possible to erect the building, the building will be left on site or taken back to the factory. The installers will return to erect the building when the base has been made good, but this service is chargeable.

The components of most Elite buildings are too tall to fit through a standard house door, garage or a covered side utility area. All Elite buildings can be made specially to go through restricted height access at an additional cost. Access to base via side pathways (all outdoors) are generally OK if there are no height restrictions, if you have a side gate with a top brace above it, this will probably need to be temporarily removed by the customer. A fairly straight run to the base is also required; some of the larger components will not be able to be carried around tight 90-degree corners. Please consider the size of the components that make up your building prior to ordering. If you need to know the largest component for a specific building, please email us. If the building gets delivered and the components cannot be carried to the base, the building will be taken back to the factory and altered to suit the access. This is a chargeable service.
The installers will need access to electricity, please inform us if there is no power on site as we will need to hire a generator. The hire cost is to be covered by the customer.
If you are having electrics put into your building on the day of installation please arrange for your electrician to be onsite between 9.30-10.00am on the day to carry out the first fix of electrics, if the electrician is later than this, we will carry on fitting the building and you may need to have surface mounted electrics. The electrician should be on site for the minimum amount of time so that the building fit is not delayed; this may result in extra charges and delayed fitting. If we cannot finish the fit of your building due to the electrician, you may be charged.

Concrete Garages and Concrete Sheds:
After ordering you will receive a copy of your order form via email. Please check the details of this thoroughly and also check the drawing to ensure the door(s), personnel door hinge side, window(s) positions and roof slope direction are all as required. Within a week you will receive a documentation pack from the factory. Within this you will find the following: Order acknowledgement letter with a proposed w/c installation date, a C.A.D. drawing showing how your concrete building will look and a small red Customer Information booklet. In this booklet are 2 tear-out pages; Help The Driver and Base Completion Sheet. These need to be filled in and returned to the factory.
When the installers arrive, they will expect a perfectly flat, level, solid concrete base ready to erect your building on to. The base can only be constructed of concrete; the installers cannot build on slabs, tarmac, block-paving or hard-core. The concrete base needs to be built to the specifications within the red booklet ‘Customer Information Pack’. Please ensure the roof overhang of your new building has been accounted for when laying your base, ideally a gap of 12” (30cm) should be left between your base and any nearby fences, walls, trees or other buildings. If your base is deemed unsuitable by the installers but it is still possible to erect the building you will be asked to sign to acknowledge that the base is unsuitable and forego the guarantee. If your base is deemed unsuitable and it is not physically possible to erect the building, the building will be left on site or taken back to the factory. The installers will return to erect the building when the base has been made good, but this service is chargeable. Good access to the base needs to be provided, both concrete garages and concrete sheds are delivered on a large lorry, sometimes articulated, sometimes rigid. The concrete shed/garage components are unloaded from the delivery vehicle using a Moffett fork-lift. The Moffett can go wherever cars and vans can drive so usually for concrete garages; this can park right next to your base. For concrete sheds, as they are generally in back gardens (with no vehicle access), the concrete panels can be wheeled to the base on a smaller trolley over a hard-standing surface (slabs, concrete, block-paving). Any grass, gravel or soil areas need to be boarded over and any steps need to ramped with a solid timber ramp that can take approx. 160KG in weight. Concrete garage and concrete shed panels cannot be carried through houses or carried to the base, customers are asked to complete a Help The Driver form prior to delivery to ensure that the installation team know what to expect before they turn up on site. If you are unsure if your access to the base will be suitable, please email photos and/or video of the route to base prior to placing your order.
Metal and Plastic Sheds:
After ordering you will receive a copy of your order form via email. Please check the details of this thoroughly and also check the drawing to ensure the door position, door hinge side, window position (where applicable) and roof slope direction are all as required. Approximately 7 -14 days prior to your proposed delivery date you will be contacted by the customer services department at the warehouse to ensure the date suits you. Installation (where applicable) can between 1 and 3 hours depending on size of your shed.
If installation is included or paid for in addition to the building; when the installers arrive, they will expect a perfectly flat, level, solid base ready to build your building on to. The base needs to be constructed of paving slabs or concrete, the installers cannot build on grass, hard-core, soil or gravel. The base will also need to be at least the same size as your building or a bit larger. For metal sheds that have no floor and are screwed into the base, a damp proof membrane is recommended underneath the slabs or concrete. Please ensure the roof overhang of your new building has been accounted for when laying your base, ideally a gap of at least 12” (30cm) should be left between your base and any nearby fences, walls, trees or other buildings. If your base is deemed unsuitable and it is not physically possible to erect the building, your building will be left on site. The installers will return to erect the building when the base has been made good, but this service is chargeable or you can erect the building yourself. Installation charge is non-refundable in this instance.

N.B. Metal and plastic sheds are susceptible to condensation primarily in cold weather.
